Abstract

Transformasi digital menggeser manajemen sarana dan prasarana pendidikan dari pencatatan administratif menuju pengelolaan aset yang berbasis data, terintegrasi, prediktif, dan berorientasi pada mutu layanan. Penelitian ini bertujuan mensintesis perkembangan teknologi, fungsi manajemen, nilai yang dihasilkan, faktor keberhasilan, serta kesenjangan riset pada digital facilities and infrastructure management dalam konteks pendidikan. Penelitian menggunakan tinjauan literatur integratif terhadap 40 artikel ilmiah peer-reviewed yang dapat ditelusuri melalui DOI atau laman jurnal, dengan prioritas publikasi 2018–2026 dan beberapa studi relevan yang lebih awal. Artikel ditelusuri melalui Google Scholar, DOAJ, metadata penerbit, dan laman jurnal pada ScienceDirect, Emerald, Springer, IEEE, MDPI, serta portal jurnal Indonesia. Seleksi mempertimbangkan relevansi terhadap fasilitas pendidikan, asset/facility management, BIM, Internet of Things (IoT), digital twin, smart campus, sistem informasi inventaris, monitoring, pemeliharaan, dan tata kelola data. Sintesis tematik menghasilkan enam klaster: (1) digitalisasi inventaris dan data aset; (2) integrasi sistem informasi; (3) BIM–IoT–digital twin untuk monitoring dan pemeliharaan; (4) data-driven planning dan optimalisasi ruang; (5) smart campus dan keberlanjutan; serta (6) kesiapan organisasi, interoperabilitas, keamanan, dan kompetensi SDM. Temuan menunjukkan bahwa nilai digitalisasi tidak ditentukan oleh jumlah aplikasi, tetapi oleh kemampuan lembaga mengintegrasikan data, proses, manusia, dan keputusan sepanjang siklus hidup aset. Studi ini menawarkan Digital Educational Facilities Management Maturity Framework yang bergerak dari digitized records menuju integrated, predictive, dan quality-oriented facilities management. Kajian menegaskan perlunya agenda penelitian yang lebih kuat pada sekolah dasar-menengah, interoperabilitas data, evaluasi manfaat, keamanan data, dan keterkaitan langsung antara manajemen fasilitas digital dan mutu layanan pembelajaran.
